Marfa’s zoning ordinance, last updated in the summer of 2024, will get another look this month, particularly at issues around live-work spaces.
The Planning and Zoning Commission will hold a public hearing on August 25 at 6 p.m. in the Casner Room at City Hall to discuss possible changes to the zoning ordinance “for the purpose of combatting the housing affordability crisis and increasing housing opportunities,” according to a meeting notice. The notice outlines general areas for discussion:
- Remove the mixed-use prohibition (Article 1, Section 5)
- Introduce elements of form-based area regulations for dwellings in districts other than the (R-1) Single Family Residential District (Articles 3 and 4)
- Relax street frontage requirements for dwellings in Commercial and Industrial districts (Article 4)
- Require all dwelling units to have one or more off-street parking spaces (Article 4).
The City of Marfa website includes a “draft” of six primary changes enacted in 2024. However, those changes have not been incorporated into the original 2004 ordinance document yet.
